I just closed a deal today where my buyer's interest rate moved from 3.75 to 4.25% over a two month period. Some may ask what is the big? The big deal is a half of percent can significantly impact your monthly payment and depending on the term (i.e. 10, 15 or 30 years) that money can be significant! Most loans currently are 30 year terms. This means if you buy a home and have a loan of 3.75% for $200,000 your monthly principle would be $926.23. At 4.25% the same term loan would be $983.87 over 60$ per month over 360 payments equals some serious dinero that could be used elsewhere!
